Constraints:
• Wineries in AF-5 and AF-10 districts are not covered by provisions of SB 841 (that allow a significant range of agritourism
activities in association with wineries on AF-20 and EFU land).
• Home Occupations are subject to limitations on maximum square footage and number of customers per day.
• Cannot require urban services such as sewer.
Opportunities:
Multiple activities for Wineries: Consider working with the state on potential to allow wineries in the AF-5 and AF-10
districts to conduct agritourism activities similar to those allowed at EFU and AF-20 wineries by SB 841 (but perhaps to a
lesser degree).
Entertainment: Consider providing educational materials regarding rural tourism that address Outdoor Performing Arts
Centers allowed in the AF-5 and 10 district (to reduce use of high-value farmlands elsewhere for concerts and related
events).
Multiple activities: Consider broadening rural tourism potential in AF-5 and AF-10 by allowing activities similar to those that
could be permitted on EFU and AF-20 land if SB 960 were adopted, and consider requiring that the activities be supportive
of surrounding agricultural operations and that off-site impacts on surrounding properties be managed.
