FREQUENTLY ASKED QUESTIONS
As one of their largest investments people always have a plenty of questions before makingany decisions , listed here are a number of the most common ones…
Unless you’re a properly trained contractor, most roofing work should never be carried out yourself. In addition keep in mind that most manufacturers of products utilized in the repair of the roof will not warranty those products unless a licensed roofing contractor performs the task. The other thing to remember is that working on a roof can be very hazardous, so is it really worth endangering your health for you to save money?
It would be great if we could give you a straight forward answer to this question! However, there actually is no one answer fits all for each question like that. There are a lot of different products readily available and each one will have its own advantages and disadvantages. To determine which is the best roof for you, you ought to have an expert come and take a look at your roof and they can make suggestions based on what they see, the type of roof you have, the climate you live in and, of course, your budget.
It definitely depends upon the kind of roof you currently have and what inspections are mandated. Also, keep in mind that we will be working outdoors in the elements, so if the weather is bad and we can’t work on certain days then this will certainly add time to the job. A smaller home might take about a week or so, while much larger industrial jobs may be anything from a few weeks to a number of months. Just make certain your roofing contractor keeps you updated and you should be fine.
Since your roof is consistently exposed to the weather, this means your roof is going to break down over time. The pace at which it breaks down will be dependent on a number of variables. Those include; the grade of the original components that were used as well as the craftsmanship, the amount of abuse it will have to take from the elements, how well the roof is taken care of and the design of the roof. Most roofing companies will quote around 20 years for a well-built and well-kept roof, but obviously that can never be promised due to the above variables. Our suggestion is to always keep your roof well maintained and get regular inspections to make sure it lasts as long as possible.
You should never pressure wash your roof, as you take the risk of getting rid of any protective materials that have been added to provide cover from the elements. On top of that, you should stay away from chlorine-based bleach cleaners as they could also lower the life of your roof. When you speak to your roof cleaning specialist, ask them to use an EPA-approved algaecide/fungicide to wash your roof. This will eliminate the unattractive algae and yellowing without damaging the tile or shingles.

More About Crofton, MD
Crofton is a census-designated place and planned community in Anne Arundel County, Maryland, United States, located just west of the state capital Annapolis. Crofton is located 24 miles (39 km) south of Baltimore, 9.8 miles (15.8 km) west of Annapolis, and 24 miles (39 km) east-northeast of Washington, D.C. The community was established in 1964. As of the 2010 census, it had a population of 27,348.[1]
In 1963, after the Crawford Corporation accumulated over 1,600 acres (650 ha) of land, it announced that it would build a new community called Crofton. This new town and planned community was founded at the same time as Reston, Virginia (April 17, 1964) and Columbia, Maryland (1967). Crofton would be anchored by a community golf course, which later became the Crofton Country Club. Crofton was officially founded in the fall of 1964. The company considered picking an English name for the new town that “sounds well and implies that this is a pleasant place to live.” It ended up picking the name “Crofton”, named after a small township in Cumberland County, England. The English town was originally called Croft-town, derived from the word “Croft”, as the town standing upon the Crofts. Originally an exclusive gated community, Crofton’s gates were opened and they now only serve as a symbol for the community.
You may ask, “Why have a flat roof on a building?” That’s a great question! Flat roofings are nothing new, nor are a few of the proven materials that cover these often-expansive roofs such as those discovered on factories, warehouses, big and little box shops, apartment, big public structures and schools/universities.
Let’s explore the following topics as they associate with the primary low slope roof: Item functions, benefits and differences Attachment choices Total upkeep and service warranties After a current review of the Manual of Low-Slope Roof Systems * (hereafter referred to as the Manual), this handbook will be referenced throughout this post.
( Penis) Fricklas and C.W. Griffin, this is among the most comprehensive composed guides to industrial flat roofing. The (NRCA) provides a robust site and resources tailored for contractors about whatever roofing system associated. Their easy-to-navigate site provides a comprehensive introduction of materials, applications, courses and other resources for contractors and building specialists.
The 2015-2016 NRCA Market research http://www.nrca.net/2016-market-survey shows that roof system types throughout the U.S. continue to reflect the current trends in low slope industrial roofing applications. The study results program TPO as the low-slope market leader, amassing a 40 percent share of the new building market and 30 percent of the reroofing market.
In third place is Mod Bit at 12.4 percent of the new building and construction market and 14 percent of the reroofing market. Market share for these and other system options follow by percentage in the chart listed below: From here, we’ll take a look at these low slope roof options in the chart, from those with the smallest market share to the biggest.

Liquid used membrane systems require rigorous preparation of the substrate, which must be dry and dust-free with patched fractures. While liquid applied coatings are highly flexible, self-flashing and easily applied to contoured surface areas, they have low permeability and need consistent density. The NRCA uses an online course Design Basics for Roofing Performance: Liquid-applied Roofing System Membranes for an extensive appearance at liquid-applied roofing membrane choices.
Lead roof later on joined bronze as a popular choice for cathedrals and castles throughout Europe during middle ages times. Many of today’s low slope metal roofing systems are made from corrugated galvanized steel a steel sheet coated with zinc. Copper, aluminum, stainless steel and tin also are utilized in business metal roofing applications.
Furthermore, metal roofings can hold up against high winds and are largely effect resistant. However, the investment for a metal roofing option likely will be much higher in advance than other flat roofing solutions. The Metal Building Association (MCA) provides resources for those interested in discovering more about using metal as a low slope roofing service.
To assist structure experts, the MCA conducts many technical studies and research study projects in partnership with member and industry partners created. These complimentary resources include bulletins, white documents, manuals and reports. Low slope structural metal roofing is frequently referred to as standing seam roofing and includes interlocking panels that run vertically along the roofing system surface.

Some metal roof used on low slope applications requires maker seaming during setup to make sure a water tight seal. A seaming device is just rolled along the panels to crimp the panel joints together. A standing seam design guarantees sufficient draining from rain and snow, effectively getting rid of ponding, leaks and associated issues.

This might lead to a longer life expectancy and low annual operating costs. In retrofit projects, a sub-framing system is attached to the existing flat roofing system surface to provide a minimum:12 roofing system pitch. Options for the repair of a metal roof surface area include acrylic finishes made of polymers that treat to form a durable, continuous elastomeric membrane over the surface of the metal roofing system and can be contributed to metal roof systems to resolve your building’s particular requirements around waterproofing, rust and UV security.
Acrylic coatings are water-based, non-flammable and release no hazardous fumes. These systems can stand up to the most common types of roof threats, including ultraviolet light, temperature level extremes, mildew, normal foot traffic and building motion. While not on the list in terms of market share, another roof ought to be discussed the vegetative or “green” roofing system.
Vegetative roofings can efficiently offer an advantageous ways for storm water control. Bear in mind, a roofing membrane as a base to the system is extremely essential to keeping the roofing’s stability and water tightness.
