ants. Youssouf recalls being at a property
Omni took over that hadn’t had hot water
for a very long time. Omni brought in a
truck with a generator to fix the problem.
“They hooked it up, and those people had
hotwater for the fir t time inages.Theyare
reallygood to theirword,” she says.
The overall transformation can be dra-
matic.ErnestMaisonethas lived in theTar-
getVApartments in theBronx for22years.
Before Omni acquired them in 2006, says
Maisonet, “it was a disaster. We had bro-
ken cabinets, nohotwater, noheat, broken
doorways, ceiling leaks. You name it, we
had it all.” Today, he says, the building and
apartments are almost unrecognizable. “It’s
totally different now,” he says. “The apart-
ments are fixed, our building is fixed, the
heat is fixed”
Vaughn insists that akey element in suc-
cessfully revamping newly acquired build-
ings is security. “In lots of these properties
that you go to, you’ll findsome elderlypeo-
plewhohaven’tbeenoutsideafter fourp.m.
or five p.m. for many, many years. You’re
looking at some situations where there is
prostitution, drugs, and all different types
of thingsgoingonat thisoneplace,”he says.
To combat that, Omni puts in hundreds of
security cameras, not justwithin the apart-
ment complex but also facing the street, in
the hope that it will deter potential crimi-
nals fromoperating in thearea. Important-
ly, says Vaughn, the cameras retain images
for threemonths, so if the company needs
to investigate amisdeed like abrokendoor,
