Today we're doing a flat tile roof leak detection and repair job and you can see that pretty much they got nothing but just tile roofs everywhere here. The flat tile roof, I could tell because the profile of it, totally flat - they call it a brush shake. You can see these tile roofs are a very popular roofing material.

In this case their leak, you can see it was right there, and they have this little tricky crooked area right here where a little bit of water coming through there you can see we took up the whole valley, and this is exactly why you want to make sure the roofer takes up - all the foul paper because you can see this plywood is really bad and then the bottom eve was all rotted out too.

So when your roofer does a little paper over paper, or an overlay or recover or just put some felts right on top of the felt, you get stuck with this left underneath your repair. Sometimes it's moldy, rotten, and you need to get rid of it.

When they do a side - when you have a side fixed and maybe got a couple other bids to just fix the valley - but you can see this side it's small, so why not just do this whole thing, that way the guy never even has to worry about it.

So the whole valley is going to get done, the tin runs are going to get done, new cricket saddle, all the way up the wall will do ice and water shield across the bottom all the way up to here and he'll never have to do this area again. It's really important that you don't do too big of an area, but you also don't do too small.

For this job, too small would have been just this area right here. Because then if you have a leak somewhere up here, I mean come on it's just easier to do it while you're here right? and it's only another 40 square feet? so it's all that really be needs to be done for this section.

We're gonna cover it up we'll follow up with some pictures the ice and water shield, the new wood work and I'll show you how it all comes out.

I figured I'd show you guys what it looks like when it leaks under your roof so the leak is going right into the garage. See we tore out this piece of plywood now you can see the piece of plywood is gone - it's right over there - that's what you don't want left in. And now you can really see how the water, once it gets underneath the plywood, what it does to the interior.

It can lead to a lot of termite damage, like in here you can see the damage... termite droppings right here.

you don't want to get left with this stuff so it's really important to fix roof leaks whenever you get roof leaks, the wood gets soft and the termites they go right in there.

It's real important that even though they don't want to eat the plywood, I have seen them go after plywood before. So you really have to get this damaged wood out because once they go in there they could be in it. It's really important the roofer strips everything down to the deck like this.

You get a flat tile roof repair done, this is how it should look - a nice clean, square repair area. Make sure this metal gets completely torn out. we got all new metal for it down there; six inch tile pan and go four by fourteen saddle - we're gonna cut in a new saddle right here. We're gonna put we got the ice and water shield down there, so get ice and water shield there, up there two or three rolls all the way about up to here - this thing will never leak again. nice clean area, that's it

One more thing worth mentioning when you do these tile roof repairs; they have these tiles there on the edge here, these edge tiles that are called trim tiles, when your roofer takes up the roof, a lot of times these roofers, they'll leave those... Don't let them leave those because you need to basically wrap the felt down the edge two inches, and you can't do it if these are in place. And they don't want to take them off because they're real hard to take them off, and you got to know how to do it right. They just break a lot. We actually even broke one too. So you always want to make sure you see a pile of tile for the roofer to make sure he's gonna replace the tile.

So make sure your roofer does not leave these trim tiles on here - it's the first sign that he's taking a shortcut. You don't want that. You need to take everything, strip it all the way down... that's how you know you got a good tile roof repair.

today we're on this concrete tile roof and we're going to go ahead and replace a concrete tile this roof is about five years old and that break is probably due to foot fall but we're going to go ahead and take it out trying to get mass for it nice thing about this so the roof has about four or five different variations of roofing color in it it'll make mashing a bit easier so what I've done is I've just taken off the broken piece and I'm taking a look to see how this style of roof is constructed now I used to just nail the first and second rows first and second courses and then the rest of the roof would be just held on by the stairway of tiles that all pretty much changed after 94-95 era where they decided to start nailing down every single tile and that's what we have here tile is nailed down some codes and also allowed roofing contractors to nail down every other row but in our situation you can tell we've got the roofing nails through this bottom row and this one right here is nailed down as well so when we remove this tile we're gonna have to somehow get to that nail immediately underneath right now we're going to go ahead and try to get a manager okay where my favorite roofing supply house we're gonna see if we can match up this thing here I found a tile from oh here you can see it matches very well the new tile is a little bit glass here but because it's new but this looks pretty good pretty decent match here's a look at our tiles you can tell they're very very comparable like I said one's a little bit older it's about fighters wear the other ones new but the thing to keep in mind is that the width is exactly the same the interlocking edge right here is exactly the same as well and the color is pretty much in line earlier I had made mention that this looked like football damage the reason that I say that is to take a look at where the damage is it corresponds to somebody placing their foot near the center of the tile and this part of the tile is unsupported because it's resting on the upper edge of the lower course and it's resting on the deck up above so the best place to walk is where the tiles are supported and that would be right in this area or that lower lip area right here so if I'm walking up this roof I will prefer to step right on these trailing edges because that's the area that's supported if I start walking in the center you can see the center is basically unsupported and cause the possible breakage there's a pretty simple tool I like to use it's a reciprocating saw with a very large blade at the end and the way that this is gonna work as I'm going to take this reciprocating saw and I'm gonna demonstrate on this time I'm gonna stick it up as far as I can and hook that nail and cut the nail right see the negative snail right here this means that one thing worth mentioning obviously we're not gonna be able to replace that we're gonna go ahead and use that to seal it in but once a roofer has roofing cement out best thing to do is pull that nail and make sure that the felt paper is covered up with a little bit of roofing cement to prevent any leakage okay here's the nail I just went ahead and pulled it up obviously that nail there's a small little hole and pass that up there's the roofing cement nail hole patch that's all it took was just a dab of cement on there next what we're gonna do is I'm gonna take roofing cement I'm gonna line this outer edge of tile with it the reason for that is obviously I can't rename this tile so I can go ahead and we cement it in place and that's perfectly legal to all codes I'm gonna recommend it in place and allocate this one tile in okay I've smeared the roofing cement on that outer edge and I'm gonna go ahead and slide the tile in place you can see I've got that one tile in place the pry bars once they let it down we'll go ahead and put weight on the tile and the roofing cement will dry and it'll be permanently attached to this roof there you have it the repairs complete blends perfectly into the existing roof and I took about 15 minutes maybe 20 minutes to find the actual tile match taking an overview of the slope I think one would be hard-pressed to find the actual repair

so we're here in a lake forest and we're doing the tile roof repair tracks got kind of a all kinds of different things and like forces a flat roof some steel tile roofs a couple concrete tile roofs composition roof right a foot Serrano and El Toro you can see this guy here Jeremy he's been dealing with this for week pretty bad ever since he bought the house it's really really bad here so this was going into his garage so we're gonna we already tore out all the felt we found a leak we're going to do we're going to cut out this and just to show you that I know a lot of roofers they like to do these what they call a overs or recovers and they don't go through and prepare the small damaged wood and it's really really important that you dig this stuff out and change it first mold is really bad for your house and I'm going to show you how bad this damage is it just yeah look at this this is what it looks like that's what their roof is doing if you so when you do the lay over this stuff that's just you're going right over this it's incredible how bad this stuff is is winning believe it and this is the stuff look what's underneath it this is what's underneath it this is your wood look at that so then you get the guys out here saying oh you know we're going to do a layover we're going to take off the tiles and we're going to put down new roofing felt you're going to get stuck with this you got old moldy damaged wood algae real bad problems and that's not they're not doing you any favors this real quick cheap job and they leave that stuff in here and it's just not the right way to do things so we don't do that ever can't do it right we're just not going to do it so including in the repair in this roof we always go through and you know we'll fix all the broken tiles you can see that we've removed a bunch of his broken tiles that he had here we're going to replace them we got new tiles that broken tiles pretty much everywhere so we're going to be changing these we're going to be repairing these we're going to distrust it flashing right here we're going to wire brush all the really hardcore rust off of it get that off and over here we found one more little detail it really helps gather stuff done thoroughly because chimney flashing works fine but you can see this edge right here is it's real is look at that you don't want that they got these little cheap concrete nails so we're going to pull this out we'll put in a new fastener and we'll get this nice and tight and we'll reseal it all up and it's not going to get leaks around this flashing this winter this chimney leaks are really really expensive so that's disrepair so it looks like I'm going to take care of it so it's done right get all the styles replaced get everything all done at once you should be able to knock this out add a five-year warranty you just can't beat it so we'll see you on the next one
