The Old Ranch Road area affords residents the opportunity to escape the hustle and bustle of Park City's busier corridors, while remaining close to local amenities and recreation opportunities. The HOA fees at this community are among the lowest in the entire Phoenix area, yet they are still able to offer residents great amenities and facilities. In addition to all of the amenities, Sunland Springs Village offers miles of wide, clean streets and sidewalks ideal for walking and bicycling. Sunland Springs Village has homes for sale that are regular single-family detached dwellings, as well as maintenance-free single-level townhomes that are often referred to as “condos” by the community.
New Garden Townhomes are available in a 1,064 SqFt plan or a 1,371 SqFt plan with bases prices of $152,000 and $172,000 respectively. With the exception of the Golf Condos, base prices do not include lot premiums, upgrades, design center options, etc.
The Sunland Springs Village golf course is an 27-hole “executive” course that is owned and operated by the Farnsworth Group. Mesa is the third largest city in the state of Arizona, and covers a large geographic area.
East Mesa enjoys fabulous mountain views of Red Mountain, Las Sendas Mountain, and the fabled Superstition Mountains. The Sunland Springs Village golf course is a 27-hole “executive” course that is currently owned and operated by Farnsworth. April 15, 2015 by irenehammond Trilogy at Verde River, originaly the Vista Verde development was to be the third of the “Verdes”. April 15, 2015 by irenehammond New New New in the South West Valley!  Victory has opened. Located west of Luke Air Force Base, south of the White Tank Mountains and north of I-10 in Buckeye, Victory is the newest Active Adult Community in the southwest Valley of The Sun. Each of the builders is well established in Arizona and each emphasizes a different lifestyle. Standard Pacific designs a home with the kitchen and the activity it creates encouraged  to flow to the outdoors and utilizes the great room concept to facilitate this. Lennar is featuring their Next Gen living style.  They have created a perfect two family integrated but separate home!  This is so much in demand with today’s  return to a multiple family lifestyle with two  generations back under one roof. Maracay has created the Freedom Line, with split masters, wider hallways and doorways and more conveniently placed appliances to meet the needs of a handicapped family member. With the four builders, Victory truly offers something for every over 55 person looking to continue living their active lifestyle in a resort setting. SaddleBrooke One and Two currently share all of their amenities.    The security is maintained by the communities in the form of traffic patrols for autos and golf carts on the private roads connecting the areas. With the incomparable Tucson weather, the magnificent mountain views and the desert color it is easy to sit and just enjoy your resort retirement, but there is so very much to do that you may have to ration your time to be sure of some time to sit and enjoy! Each of the clubhouses host so many clubs and activities that when you are not playing golf, or using one of the 21 tennis courts, the many Pickleball courts or the 8 indoor and outdoor swimming pools you will want to do something different every day of the month. October 28, 2011 by irenehammond I noticed a few themes in the book Younger Next Year… one being STAY ACTIVE. Trilogy at Vistancia in Peoria has bicycle friendly streets and the Discovery Trail a 3.5 mile paved nature trail system meandering thru the Master Planned  Community of Vistancia.
Heritage Village IV in Scottsdale is close to the Camelback Walk, a paved multi use path along the parks and golf courses in Scottsdale. The City of Gilbert is utilizing the natural washes for bicycle and walking paths, and are easily accessed from Trilogy at Power Ranch. Rio Verde, Tonto Verde and Vista Verde are right around the corner from McDowell Mountain Regional Park, where 15 miles of mountain bike trails await, trails are marked for beginner up to expert.  This is a popular location for mountain bike racing too!
MountainBrook Village in Gold Canyon is close to several different mountain bike trails, most with some hilly terrain. Within our Valley Of The Sun we have selected both Active Adult 55+ Communities as well as a few Master Planned Communities which we feel are very well maintained and are enjoyed by their residents.

There are several locations which have an Active Adult 55+ Community within the boundaries of a larger Master Planned Multigenerational Community.
September 25, 2011 by irenehammond Sun City Festival Active Adult Community at Festival Ranch in Buckeye is located on the north-west corner of the White Tank Mountains. Amenities that are exclusive to Sun City Anthem Residents are; Union Center for Wellness and Higher Learning, Clubs and classes for every interest, Activities Directors, Indoor walking track, Cyber cafe with wireless internet access, Revere Plaza amphitheater, ASU Lifelong Learning Academy, Multi-purpose rooms, Fitness center with aerobics and locker rooms, Indoor pool and spa, Outdoor resort-style pool and spa, Pickleball courts, Bocce ball courts and Horseshoe Lanes.
The 582 acre Fountain of the Sun 55+ retirement community in Mesa, Arizona was originally a cotton farm, and the community was conceived and developed in the early 1970’s by the now defunct builder UDC Homes.
The community originally offered manufactured home lots, as well as regular homes built by UDC, and later added patio home and townhome neighborhoods, most with their own pools. In 1972, UDC opened the Fountain of the Sun golf course to attract potential buyers to a lifestyle community that surrounded the lush 18-hole executive par 62 course.
In 1987, as UDC was nearing completion of the Fountain of the Sun community, the golf course was sold to the newly formed Fountain of the Sun Country Club. The Fountain of the Sun Country Club (golf course & country club) was officially formed in April, 1987.
This gated community offers 24 hour security, a wide variety of activities and amenities, and affordable living in manufactured homes, regular houses, patio homes and townhomes. Most of the patio home, condo or townhome communities within Fountain of the Sun also have their own community pool and spa, for the private use of residents within that neighborhood or complex. Regardless of which of the neighborhoods you live in, all residents are welcome at the main clubhouse and are invited to participate in the community activities.
Coffee Shop:The Chatter Box coffee shop is open daily until 1:00pm and is quite busy every morning! A variety of home styles and floor plans are available, including manufactured homes, detached single-family homes, patio homes and garden townhomes. Most homes for sale at Fountain of the Sun have been well-maintained by the owners, but will reflect the styles and finishes of the homes built during the 1970s and 1980’s, so buyers will usually want to do a little updating and modernizing. The Country Club has it’s own restaurant, and monthly dinner dances are held during the winter months that include fine dining and a variety of music and entertainment. Being a resident of Fountain of the Sun is not a requirement for joining the Fountain of the Sun Country Club.
Fountain of the Sun is located about 10 minutes from the Superstition Springs Mall, so anything and everything you could ever need or want is literally within minutes of the community. The convenient location offers easy access to Loop 202, making Phoenix Sky Harbor Airport and downtown Phoenix just a 20-30 minute drive (without traffic). The HOA fees for townhomes & patio homes include building and roof maintenance, front yard maintenance, water, sewer and garbage.
Membership is required to take advantage of the private 18-hole, par 62 executive course and all of the Country Club activites, that are separate from the regular community activities.
A majority of the single-family homes and ranches that dot this wide open space are zoned for horses, which are often ridden on the nearby Round Valley trail system. Homeowners with east-facing homes at Sunland Springs Village can enjoy a spectacular view of the beautiful and fabled Superstition Mountains, which are just a few miles away. After completing three other communities in the Mesa area (Dreamland Villa, Sunland Village and Sunland Village East), Farnsworth established Sunland Springs Village in 1997 and the first residents moved into their homes in 1998. And the wide streets provide plenty of room for both cars and golf carts to share the road. There are always lots of things to do here, and lots of ways to meet friends and neighbors.
Both single family homes and townhomes are available on golf course lots, and the townhomes on golf course lots are often referred to as “golf condos” by the community.
On average, most people will spend an additional 12% – 20% over “base price” for design options and lot premiums for their new home. The course is open to the public, which helps manage the cost of maintenance, but you’ll find most of the people on the course live in the community. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains.

The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most of the newer homes. A major mall and shopping center, Superstition Springs, is only a 5-15 minute drive for most East and North Mesa communities. It was sold in 2014, in its’ infant stage, as growth had stalled during the real estate downturn. This offers an opportunity for Active Adults to enjoy separate sets of amenities in their retirement while remaining in proximity to their families and their more family oriented amenities. The single level home styles range from villa designs to luxurious estate homes with optional casitas.
At that time, the 4,800 square foot clubhouse with a golf shop, lounge, dining room, offices and meeting rooms were opened with the newly formed country club.. To this day it remains a private members-only golf and country club that is located within the gates of the Fountain of the Sun community, although residency in the community is not a requirement to join the country club.
A community newspaper called the The Sun Times is published monthly with their calendar of events and community news. Gradually, some of the houses are being remodeled and updated, so you might get lucky and find a home that has already been renovated. The holes offer a variety of challenges… from a 130 yard par three, to a 500+ yard par five. They also sponsor and host a wide variety of social and fun events like BBQs and happy hours throughout the year for their members. Major medical facilities including a Banner Hospital are also within 5-10 minutes of the community. Membership in the Country Club is not limited to individuals who own residential property in the Fountain of the Sun Community. The entire Old Ranch Road area enjoys incredible panoramic views of The Canyons® Resort, in addition to vistas of the adjoining Swaner Nature Preserve.
At final build out, the community expects to have 2,890 properties and be home to nearly 5,000 people.
Construction of homes is expected to continue for several more years, so you still have plenty of nice options to pick your own lot and build your own house. Townhomes (or “condos”) have an additional HOA fee that includes maintenance and insurance on the building and roof. The completion of the Loop 202 freeway through this section of the city has made the area very accessible, and now downtown Phoenix is usually just a 20-30 minute drive from almost any North or East Mesa community. If you are interested in a particular community, please confirm current pricing and terms with the HOA or golf course directly. The golf course was renamed The Tegavah Course, inspired by the Yavapai word for “Gathering Place”. We are experienced in working with the home builders in the valley and would be pleased to assist you with the new home building process in this community.
Subdivisions include: Shadow Mountain, Treasure Mountain Estates, Quarry Mountain Ranch and Willow Creek Estates. We are experienced in the building process and we are pleased to show you the model homes and assist you with the building procedures in those communities. Meritage requires that we accompany you on your first visit to their model homes to enable us to be part of the home building procedures. There are seven models to choose from and base prices for new homes range from $187,000 to $265,000. Trilogy at Verde River started selling in late 2015, the main clubhouse will break ground in 2016.  The facilities and homes, according to real estate rumors, are going to exceed anything Shea has previously built.
The first residents will be moving into their new homes in April of 2016 and community completion is expected within the year.
