As we head into June, we are officially stepping into "the gateway to summer"—that perfect time of year when the days stretch out longer and the possibilities feel completely endless. Around here, you can practically feel the shift in the air as the local real estate market hits its peak summer stride and our coastal communities truly come alive.
Whether your warm-weather daydreams involve finding a new home closer to the water or simply maximizing the space you already have, early summer is all about celebrating where we live.

Market Update
Regional Price Changes in the Bright Service (MLS) Area
We are fully into the pre-summer rush, and the coastal markets of Delaware and Maryland are showing plenty of holiday-weekend energy. This May, median sale prices are holding firm in the $445,000 to $455,000 range across our beach corridors. That's a steady 2% to 3% lift from last May, proving that coastal demand remains incredibly resilient even as the broader market finds a more stable baseline.
Compared to just last month in April, things have definitely kicked into a higher gear. New listings are tracking upward, bringing our active inventory to a healthier 4.5 months of supply. Buyers are taking full advantage of the extra choice, though well-priced properties aren't sitting around—average days on market have tightened slightly to about 38 days, down from April's low-forties average.
With mortgage rates hovering around 6%, both buyers and sellers seem to have accepted the new normal. For sellers, it means serious, qualified buyers are walking through your door. For buyers, it's a refreshing window where you actually have options to cross-shop before the peak summer season takes off.
