CBRE acquires a stake in industrial start-up Stowga

CBRE has acquired a stake in logistics start-up Stowga, the online platform that acts like “Airbnb for the industrial sector” as part of a strategic partnership.

The 18-month old start-up, set up by EG Rising Star Charlie Pool to address the issue around cumbersome warehouse lease lengths, connects warehouse occupiers, owners and third party logistics companies with short-term surplus space capacity with retail businesses looking for on-demand logistics services.

Tomorrow’s Leaders: John Burns on his property heroes, Derwent’s share prices and why he is a hit with real estate’s rising stars

John burns, chief executive of Derwent London is a popular figure among the property industry’s emerging leaders, but it is the “Ritblats and the Ronsons” and Lord Samuel, the founder of Land Securities whose work he admires the most.

“They were the real builders and just did things with a different style,” Burns said, before also heaping praise on contemporary rival Argent for “creating a destination (King’s Cross) from a place that people were afraid to go”.

Speaking on EG’s Tomorrow’s Leaders podcast, Burns made the strong assertion that Derwent would not be looking to venture too far out of London anytime soon.

“People have often said to us, why wouldn’t Derwent venture out of town, but the truth is we don’t know other markets well enough.

“To do New York for example, well that’s going into the jungle, isn’t it? That will be a tough crowd of real estate experts. I think some of these places are good for holidays but not to put money down.”

Speaking about the workplace culture at Derwent’s Saville Row headquarters, and how the company nurtures new recruits, Burns says he is committed to making himself available to all staff, and encourages younger colleagues to take part in business meetings.

“it’s interesting. A lot of companies don’t like presentations and meetings with investors, but we’re in the reverse. It’s a bit like giving out sweeties when deciding who going to go on this tour and that.”

When asked about any career regrets, he said: “I’d have worked a little harder. I didn’t wake up til I was in my late 30s. I may have been coasting for a time.”

Cambridge-based Howard Group is considering speculatively building 60,000 sq ft of offices in response to the growing demand from life sciences companies for new accommodation at relatively short notice.

The development company’s plans will be subject to approval for an existing application for a 200,000 sq ft business park in Sawston in south Cambridgeshire.

The first phase of the Sawston scheme will provide a 72,000 sq ft of mixed use space, including co-working offices.

William Jewson, development director, said: “We are seriously considering building speculatively as the sort of occupiers our buildings appeal to don’t like to wait 18 months for a new building. They don’t plan that far ahead. What they like to see is a building coming out of the ground so they know it’s going to be completed by the time they are ready. And often they like to engage with the developer as it is being built, then refine it to their requirements.”

In front of an illustrious, albeit all male (we know, we asked) panel of judges at the New Diorama Theatre in London last night, six proptech start-ups pitched their businesses for the chance to claim as much as £150,000 of investment from VC investor Pi Labs.

The inaugural EG Techtalk Academy, in partnership with Pi Labs, CBRE and KPMG, saw nervous and excited entrepreneurs battle against a five-minute stopwatch and the threat of being hooted off stage before enduring 10 minutes of frank and tough questioning from a panel that comprised Dominic Wilson, managing director of Pi Labs, Nick Leslau, chairman of Prestbury, Chris Grigg, chief executive of British Land, Dave Eisenberg, senior vice president of digital enablement and technology at CBRE, Mike Sherwood, former MD of Europe at Goldman Sachs and Kevin Brown, founding partner of REV.

Six pitched but only one could be crowned the winner and take home the EG TechTalk Academy trophy, plus that investment with Pi Labs.

For the judges, the winner was clear. It was a business that appealed to the financial brains on the panel as well as those that understood the true bricks and mortar of the real estate business.

Demand Logic, led by Sonny Masero, is a “fitbit for buildings” a piece of tech that feeds into existing building management systems and rapidly reads that data to provide a fitness regime for the building.

Cambridge Question Time: affordable housing crisis is acute in Cambs

MAPIC 2017: Owners of Manhattan mega mall American Dream seek UK brands

The owner of American Dream in New Jersey, a $5bn retail led development on the outskirts of Manhattan, is looking to secure UK retail and restaurant brands for its 3m sq ft project.

Retailers that have already agreed deals include Hermès, Saks Fifth Avenue, Lord & Taylor, Zara, H&M and Primark.

When complete in 2019, the development will have 450 shops and restaurants. More than 50% of the space will be dedicated to entertainment facilities including a Nickelodeon Universe Theme Park, DreamWorks indoor waterpark, Big Snow America indoor ski slope, Observation Wheel, Merlin Entertainment’s Sea Life Aquarium and Legoland Discovery Centre, Kidzania, Cirque du Soleil theatre, Cinemex luxury experience and an NHL sized ice rink

Tomorrow’s Leaders: Frogmore’s Jo Allen on professionalism, regrets and ice cream parlours

She’s one of the property industry’s few female chief executives, and a self-confessed “miss clipboard” who spends her days negotiating with investors, raising capital and flying the flag for the company she has dedicated the past 23 years to.

But away from the office, Jo Allen from Frogmore loves nothing more than a spot of gardening, watching cartoons, and relishes the opportunity to “pootle around looking like something that’s been dragged through a haystack.”

“I try to bring some of that sense of family to Frogmore, as does Paul (White, Frogmore Chairman). But I’ve filtered my way up the company to chief executive and I’ve been a mate and a friend to many in the team. Not anymore now though, as I’m the person they have to to go to if they want something.”

Straight talking Allen spoke to EG for its latest Tomorrow’s Leaders podcast.

She considers her resilience as one of her finest traits, and takes immense pride in the professionalism, honesty and transparency of Forgmore and it’s 40-strong team.

A “can-do attitude” will get young graduates through the doors of Frogmore, she says. Indeed it has before. She described a young Steven Pollack, now director at Buchanan Bond, who sat in the reception at Frogmore and waited until White had five minutes to give him some property advice.

“I ended up having a chat with Steve and he had the right attitude, it shone through. I said come and work for me for six months and we’ll see how you get on.

“’But there’s one thing’, I said to him, ‘you need to change your haircut’, it looked like the hair of a Premiership footballer.”

If Allen could turn back time on her career, she said she would adjust her management style, realising there was “a lot of collateral damage” when she was making her way to the top.

There’s a new prop-tech platform on the block which is looking to revolutionise the way that retailers find properties in the UK.

Online retail marketplace eLocations has arrived in the UK. Despite only launching eight weeks ago, the website already has 2,248 registered users in the UK, of which 1,480 are in London.

Founder and chief executive Marc-Christian Reibe launched the platform in 2016 and it already has 10,000 registered users worldwide.

Working together is the key to delivery of new homes and commercial space, says Tim Bowles the first metro mayor for the West of England.

Elected in May, alongside five other metro mayors across England, the former business development manager will preside over a £1bn budget. This will be drip fed over 30 years for transport, housing, planning and education for the Greater Bristol region, incorporating Bristol, Bath & North East Somerset and South Gloucestershire councils.

Speaking at MIPIM UK about the combined authority he said: “We are working together both with our joint spatial plan and our joint transport strategy and studies to make sure we are identifying opportunities for new homes.

“We are making sure we are providing transport and other infrastructure to make those sites viable and deliverable.”

Elaine McKechnie is centre director of Future Space, an innovation hub for fledging tech and science firms. At just over one year old, the space – based on the UWE campus in Bristol – is 70% let and home to some of the most innovative home grown and international businesses.

The space provides office and lab space for firms in the growth phase up to 10 to 15 people. However, McKechnie said she had witnessed a real issue for start-ups in Bristol finding space as the grew from 15 to 100 people. She said that “grow on” space was still sparse, expensive and quite risky for firms when they were still in that growth phase.

Spaces that were in demand from the young, innovative companies were the less shiny parts of Bristol, said McKechnie, such as shipping containers.

Last week, Swedish prop tech entrepreneur Magnus Svantegard from Datscha had a microchip injected into his hand by a tattoo artist in Stockholm. Part of an optional programme at Swedish co-working space Epicenter, where members can choose to be chipped to more efficiently use the space.

Svantegard can now access the building, office and conference facilities by swiping his chipped hand and can also use the chip to pay for food in on the onsite cafeterias. And that’s just within the co-working space itself. The chip also allows him to to store his tickets for Swedish Railway and access certain gyms without the need for travel documents or passes.

He spoke to EG at this year’s NYC RE Tech Week about the implantation process and explained why he thinks others should consider following suit.

Prices in London need to correct by “15%-20%” to be viable for UK buyers, according to David Skinner, chief investment officer – global real estate at Aviva Investors.

The drinks company wants to develop a 1.5m sq ft mixed-use development called the St James’s Gate Quarter on 12.6 acres of surplus land at the St James’ Gate site where Guinness has been brewed for more than 250 years. It has appointed Deloitte Real Estate to manage the tender process.

Pop-up mall concept Boxpark is opening in Wembley next year ahead of a country wide expansion.

The creators of the shipping-container inspired venue have agreed a deal with Quintain to open at the developer’s scheme Wembley Park.

Boxpark also has aggressive plans to expand the concept nationwide, as well as internationally. It is looking to open around 30 new locations over the next five years. It requires around an acre for a site, but as it builds its own malls, its requirements can be flexible.

It will be targeting the top fifteen cities in the UK and will look to be as close to town centres as possible with a particular focus on Bristol, Manchester and Liverpool first.

In this week’s Tech Talk Radio, we heard from major players in two different sectors linked by the same overarching theme; meeting increased occupier demand.

First, workplace guru and Cushman & Wakefield’s new head of global occupier services Despina Katsikakis talked about the changing demands of modern corporate occupiers. Speaking exclusively to EG, Katsikakis said: “The expectation is that I link the real estate world to the corporate occupier world and bring them into a closer, iterative relationship.

“The war for talent is shifting the priorities for corporate occupiers from short-term cost reduction to long term business value, primarily around attraction, retention and engagement. That’s why I think this role is very opportune.”

She added that chief executives should increasingly be viewing successful workplaces as business resources: “Traditionally, real estate has been rewarded for delivering cost savings to the business. So people who have made the decisions about taking on space have focussed on short term cost. That is changing as everyone is fighting for talent.”

The Guy Nixon and Shaun Prime, chief executive and chief operating officer respectively of Go Native talked about the ever-changing challenges of providing what the end user wants in the PRS. That and the horror of forced socialising and communal BBQs.

Despina Katsikakis, the workplace consultant behind the first iteration of the Google office design, has been appointed by Cushman & Wakefield as global head of occupier business performance.

Katsikakis has over thirty years’ experience advising corporate occupiers including Microsoft, Unilever and BP on the impact of workspace on business performance and is currently advising the team delivering Sir Stuart Lipton’s 22 Bishopsgate, set to be Europe’s first major WELL-certified new-build project.

The former architect has joined Cushman & Wakefield in a full-time role to help the firm’s occupier clients - as well as the building owners and landlords seeking to attract them - understand how real estate can be repositioned to drive performance and productivity.

Lynda Shillaw described the Lloyds banking job in the aftermath of the 2007 financial crash, as the "most toxic environment I've ever worked in" and recalled, "it was hard, the public hated us, the politicians hated us, the regulator was still trying to work out how it would regulate the industry."

Shillaw was headhunted to lead the real estate lending team at Lloyds in 2010. "They wanted someone with credibility and a rapport with clients. I was a banker who knew what a building site looked like.”

"It was the biggest professional stretch I had made".

Three years in, in late 2013 she had worked out that she didn’t want a career as a Banker and was appointed to head the Property Fund Management Business at, SWIP, which was the UK's fifth-largest real estate fund management business, owned by Lloyds bank.

Seven weeks in she was told the business was being sold. "All I had to pitch to investors was a strategy that I had been developing. I'd inherited something that had been there forever."

Three years ago, Shillaw moved on to her current job, as the divisional chief executive of MAG Property in 2014, an £840m turnover business which runs four airports and a property company.

Shillaw, is a trained accountant who "fell into property by accident" and had overseen the property businesses of BT and The Co-operative estates, before joining SWIP.

"Property is my heroin" she said.
