There's a myth that wood should "weather" untreated for several months before being treated. A little household bleach mixed 50-50 with water is great for killing mildew that may grow on the deck after you refinish.

Water based sealers tend to stay on the surface where oil based are quickly absorbed into the wood. If your deck is getting some mildew or green moss, try a small spot to check for color changes.
