Today, the City of Garden Grove announced a signed agreement with Great Wolf Resorts, Inc® for the development of a Great Wolf Lodge® water park resort in Garden Grove’s World Famous InternationalWEST resort area. The project, located about one mile from the Disneyland® Resort, will offer guests a 10-plus story, 600-room hotel containing 30,000 square-feet of meeting space, with its own attached water park. Great Wolf Resorts, Inc.® is North America’s largest family of indoor water park resort hotels.
Slated for completion in 2013, Garden Grove’s water park hotel joins nine other premier hotels and several popular restaurants that comprise the World Famous InternationalWEST resort area. The new project complements other recent and upcoming attractions to the region’s most popular tourist center, including Disney California Adventure™ Park’s new World of Color light show. GARDEN GROVE Great Wolf Resorts announced Monday that they will operate a $300 million, six-acre water park resort in the city that's a stones throw away from Disneyland. Great Wolf Lodge in Garden Grove's International WEST resort area will be a full-service, family destination resort with 600 suites, 30,000 square feet of meeting space, 100,000 square feet indoor water park and additional indoor entertainment areas and amenities, officials said.
City staff visited a number of the company's properties and were impressed by the operator, said Economic Development Director Chet Yoshizaki. Alan Reay, a hotel consultant and president of Atlas Hospitality, said the facility makes sense because it is being built in an area that already has high tourist traffic. Last month, the city paid $1.4 million to buy what city officials called the last piece of land needed to make way for the water park resort. The development was met with opposition after City Council members unanimously voted in favor of the park in May 2009, setting the project in motion.
In April, council members approved paying McWhinney $42 million upfront after the hotel opens by issuing a bond. The redevelopment agency had originally agreed to pay the amount over a period of 15 years. City officials estimate that the city will get $8.5 million a year in bed tax, property and sales taxes once the hotel opens. That number is based on a 66 percent occupancy rate, which is a conservative estimate for the Orange County resort area, said City Manager Matt Fertal. The project will generate an estimated $8 million per year in tax revenue for the City and create up to 600 construction and permanent jobs. It gives them access to the water park, and with a simple swipe of the bracelet, those staying in a resort can charge purchases to their rooms. The city is apparently willing to re-approve the expired planning approvals for the project in order to lure a new developer to leap in and get the project moving. I don't know if they will use the same name on the series of not, but this is where you can expect the cast to end up before the end of this current season. The addition of a new Great Wolf Lodge is just another part of this, but it helps to understand a bit more about what may draw the general public to this area.
While this is all well and good… what the heck is going on with the promised California Great Wolf Lodge that has been in limbo now for a couple of years, despite the fact that the site was cleared? You couldn’t ask for a better location, just two miles down the road from Disneyland to bring a line of tourists to your door. While they may be able to move ahead with the current zoning on the site, the zoning change would allow them to build taller buildings on the site, and buildout into an area currently set as a property buffer. From the sound of the article, the site is actually currently home to the Dolce Atlanta-Peachtree Hotel and Resort, and they would keep some of the existing structure and convert it for use for the waterpark and resort.
In addition to the typical GWL features, they also mentioned the resort would have an underground parking garage and offer a shuttle to Disneyland as well. Previous investigations for building a GWL in Georgia looked at sites to the North-East of Atlanta. They may have refocused their efforts to sites south of the city after last year’s announcement of the Port Royal waterpark resort project north of ATL in Jasper. The OC Register reported in August 2012 (see below) that it had an approved finance plan, though state approval was still needed. If they are still planning on opening by 2014, they really need to start work in the next few months, as the typical timetable to build one of these resorts is about 18 months. Looks like the site clearing clearly is now nearly complete, so hopefully they will be ready to push forward fairly soon in order to meet the proposed 2014 opening date. As I seem to recall, construction on a new Great Wolf Lodge takes at least 18-22 months, so they should be starting soon. It seems the plan is to place the waterpark building right up on Harbor, with the Howlin’ Tornado slide living large as a visual icon.
Yep, it looks like Garden Grove’s long-time desire to bring in their own major attraction has finally paid off as Great Wolf is the company behind that top secret waterpark resort story that came out back in mid April. Plans for the resort side of things include 600 suites plus 30,000 sqft of meeting space, plus all the other great things you can expect from a GWL Resort like a Spa, restaurants, MagiQuest, mini-golf, arcade games and more.
Over the years the city has tried to lure in various other theme parks and developers to build their own projects on the outskirts of Disneyland, but to no avail. An announcement is expected within a month or so and the project could break ground in 2012.
