David Ward, Planning Director, Wilson Bowden Developments explained to Ian Feeley of the PK Group that the development once started is expected to take approximately 2 years and will look to use local businesses on the project wherever possible. Northern Gateway will transform the Donut roundabout area, one of the main gateways of Chesterfield town centre. Nationally the retail market has changed significantly since the original proposals for Northern Gateway were launched. Discussions are ongoing with developers and adjoining landowners, including the former Co-op store, to understand the level of interest for a different scheme for Northern Gateway. Chesterfield Waterside is an innovative and sustainable ?300 million mixed use scheme and is currently the 47th largest regeneration project in the UK.

Chesterfield Borough Council has shortlisted Wilson Bowden, Muse and Kier Properties to develop the ?50m Northern gateway scheme.
If a suitable partner is found within the project timescale, a planning application could be submitted next summer with work to begin on the site in 2013. AGDR and Scott Wilson URBAN prepared the masterplan for Chesterfield town centre nearly 10 years ago. Therefore, the role of the Northern Gateway is being reassessed to ensure that any redevelopment continues to attract visitors to Chesterfield.
Huw Bowen, Chief Executive, Chesterfield Borough Council reiterated this point and agreed that it made sense for local firms and people to be involved as it will help give them a sense of pride and ownership in the development.

The changes put forward will make the Core Strategy a better plan for the borough, and go a long way to meeting the concerns and comments of local people and businesses.
