With so many designer options can be difficult to estimate pricing on new build properties. In this guide we are going to look at the price ranges for building a house in Australia as well as look at the different square footage costs and extra hidden costs that you may not be aware of.
There are some extremely affordable options out there for people wanting to build their home on a budget. The cheapest build I could find was a 3 bedroom house which was 150 metres squared in terms of floorspace.
However you also need to take into account the other approximate costs associated with the property. A lot of builders and home owners talk about the cost to build a house in terms of dollars per square metre. There are also some extra costs you need to take into account which could end up costing you a significant amount of money.
Soil Quality – The above estimations were built on the assumption that your plot of land has M classification soil (the best classification you can get). Sloping Of The Block – Best case scenario is that you have a perfectly flat block and there are no additional costs. It is also important to note that a lot of project builders will not build on a block with a greater slope than 3 metres. Soil and Contour Test – This test will cost you around $1,500-$2,000 and is done to test your soil quality and the contour of your block. Bushfire Prone Areas – If you have a Bushfire Attack Level (BAL) attached to the property then there will be extra costs to ensure the property is safe during bushfires.
Flood Prone Areas – If your property is in a flood prone area then measures must be taken to prevent deaths during flooding. 4 bedroom homes range from $130,000 (160sqm) to $190,000 (300sqm) when looking at the most basic range of properties. Obviously the price also increases as the property and it’s fixtures become more luxurious.
Some people may prefer to go with a custom design and builder instead of building a project home through a larger company.
Materials – Project homes buy materials in bulk and are often happy to work with cheaper materials.
Labour – Building companies and builders make most of their money in the markups they charge on labour. Price Guide For Residential Houses – This is one of the only project home companies to share their prices online.
Architecture Cost Guide – This cost guide gives an estimate of the cost of different materials when building a house. Construction Cost Table – A useful guide for dollars per square foot for a variety of different homes. Hi, I have to design a 3D house for my school assignment, and I was wondering how much a double storey house would cost with 3 bedrooms and 3 bathrooms? Hi Ryan, We are looking at building our own home, but are super worried about addition costs- do you know what the most unexpected and not included in a standard project home?

The best way I know to avoid hidden costs is to get an absolutely fixed price contract with your builder.
I am looking at container homes at the moment, because I actually really like them ?? But when I look at the prices you show, versus the prices of ones I am looking at, they seem really expensive, eg 80sq m for $142 000? Me and my wife are looking into container homes as well as an option for us because we love tiny house living. Hi Ryan, I have a lot of 450 sqm in Sydney and am intending to build a two storey home (ground floor + 1). My wife and I are struggling trying to decide if we should buy land and build a retirement home in the Pearce, AZ 85625 area. A local builder is quoting us a price that I think that seems a little high, based on information I have seen on your web site. Can you provide a quick estimate of what you think a “fair” cost to build would be? Tip: Since you are actually acting as your own Lender for the Construction Loan, be careful how you pay your General Contractor.

Having livestock cattle in a fully enclosed , non insulated .non ventilated, building is an unhealthy disaster. I think I'm going to drive out there and talk to some of them and see how much they would charge to build one. Our neighbor has a wooden barn with a few stalls that he would let us use if we needed to confine one of them. There then was a wall with 2 split sliding doors that entered into a 50x45 cattle barn with the south side open. To me a pole barn is any structure that is constructed with POLES as it's main source of strength.
Here are some more pictures of what it looked like when we started and the inside when we were done. Of course this is only our female barn, the boys have a 3 sided structure that basically looks the same, with room for storage in the back of the stalls and doors on the back outside to get access without going through the pasture and gates.
The front 24 ft is insulated and has 8 stanchions for rotating the milk cows thru twice a day at milking, plus a Grade A milk house with a 400 gallon milk bulk tank. Total cost-------site prep, construction, electrical wiring, plumbing , was $60,000 ( the exact amount my underinsured dairy barn insurance check was.
To me, a pole barn ( for cattle) must either be a 3 sides enclosed, 1 side open or be insulated ( sidewalls and cieling ) and electrically ventillated with fans ( confinement barn).
I know this is an old thread, bumped only because a salesman hit it, but I thought it was worth tossing out some more numbers.
The way this is calculated is by taking the total cost of the build and dividing it by the total floorspace of the home (not the land).
It is difficult to estimate the costs without knowing anything about your land or your build. This may be driven out of necessity (block slopes too much) or desire (wants a custom design).

By going through a builder who hires more expensive subcontractors you may have to pay more in labour costs. Few companies reveal their pricing on their website and in most cases you are required to call or visit a show room in order to obtain pricing. If you don’t want to leave your home simply call up and ask them to email their price list through to you. Check out their price list and then look at the different designs to see what you get for your money. I don’t need much detail, just a general amount, say, if it was as much as building a 5 bedroom 1 storey house. What estimate should I be looking at for a 26 square property on a level block with quality finishes? I think the 80sqm contain homes contain a lot of high-spec finishes which really jacks up the price.
I want to know how much it can cost me to build a 4 or 5 bedroom home and what wod be the cover area. The building site would be 10 acres, flat ground with a slab foundation and all tile floors. The pole barn is my dh's workshop, a place to keep the tractor, the lawn mower, gardening tools, for working on cars, and storage.
I am personally not a massive fan of these calculations as the cost per square foot for a kitchen or bathroom is going to cost a lot more than the cost per square foot for an empty room. Clay, Stones, Boulders etc) then you can expect your costs to increase in the thousands of dollars.
It is important to note that there are some extra costs that will be incurred when going through a builder instead of a project home. However, I found that once I called or attended a show room they were more than happy to go through all the pricing details with me. If required choose a design off the internet and say you are particularly interested in this one design but would like to see pricing for all designs. Obviously if you managed it yourself by sourcing the container and the builders to work on it with your own materials that were lower cost I think they would be super affordable. Thus your calculations can quickly become inaccurate if you are creating a large kitchen or bathroom space in the home. It is much easier to get quotes from project home companies instead of builders and the pricing is all set out.
None the less it is an important measurement so here is a rough estimate of cost per square metre different types of houses may cost you.
