Even though residential real estate sales are down from last year, the Plano real estate market seems to be slowly picking back up for 2011. There were 4,182 new homes on the market with 2,085 under contract during the 4th quarter of 2010. Average sales price was at $259,807, which I was surprised with the 96.86% sales price in comparison to the listing price. The DFW metroplex in general has maintained its value over the past few years in comparison to the East and West coast values.


Plano was a farmland when I grew up here in the 1980’s and now is the 9th largest city in the state of Texas. Of the homes under contract 1,908 were closed and have happy new residents that call Plano home. The average days on the market for Plano was around 63 which was another statistic that stunned me. I have seen an average of 3-5% in price values here yearly over the past ten years, due to the incredible Plano Independent School District (PISD) school system.
