Right now however there are still some great deals to be had in this direct oceanfront complex!

If you are looking at luxury condos here are some considerations and my suggested approach to searching based on over 14 years experience in this market. Currently there are 918 Fort Lauderdale condos for sale that are “beach” condos and Beach Condos are more affordable than you think? Yet for luxury condos over $1 Million a€“ there is a $1 Million dollar difference between the median prices for a luxury penthouse and a luxury condo.
Currently there are 171 condos for sale on Galt Ocean Mile of which just 6 are penthouse units. While the median price for a condo on Galt Ocean Mile is $425,000 a€“ the median price for a luxury penthouse unit currently for sale is $1,522,000 over $1 Million more. South Florida encompassing Fort Lauderdale, Palm Beach and Miami offers a super range of luxury condos for sale.


208 of these luxury units are here in Fort Lauderdale, 279 are in Palm Beach and 1067 are in Miami. In this Blog we look at average and median prices in Fort Lauderdale, Palms Beach and Miami. 18 of these luxury condo sales were in Fort Lauderdale 36 were in Palm Beach and 106 were in Miami.
The median sales price for a luxury condo sold in April of 2013 here in South Florida was $1,400,000.
The median sales price in Fort Lauderdale was $1,300,000, the median in Palm Beach was $1,375,000 and the median sales price in Miami was $1,525,000.
69 luxury condos were sold here in Fort Lauderdale in April 2013 and 6 luxury condos are pending sales. The average list price a luxury condo sold here in April was $922,397 and the average sales price was $860,743. The median list price is based on a 3 bedroom 3 bathroom condo of approx 2308 square feet - with a sales price to square foot price of $381 per sq ft.
Currently there are 14 distressed condos being offers for sale - 3 of these are foreclosure and 11 of these condos are for sale as short sales. Fort Lauderdale offers superb weather a€“ so the desire for large outdoor living space(s) is becoming increasingly important to many luxury condo buyers both here and across South Florida.
However as important is outdoor space to luxury and trophy condo buyers when it comes to larger spaces luxury condo choices in Fort Lauderdale AND across South Florida including Miami and Palm Beach are very limited. There are currently 35 Fort Lauderdale Luxury condos pending sale that have been listed for $1 Million or more. In Fort Lauderdale the average list price for a luxury condo currently pending sale is $1,605,363 and the median list price is $1,399,000. In South Florida the average list price for a luxury condos here in Fort Lauderdale is $3,180,320 and that the median list price is $2,650,000. Fort Lauderdale, Miami and Palm Beach are home to some classic luxury condos built between the 1920s and 1950s. These condos often exude charm and elegance in a way that is hard if not impossible for more modern construction to duplicate. Currently there are just 18 luxury condos for sale - condos listed for sale at $1 Million or more that were built in this period. There are currently 1611 condo for sale in this price range - This being for luxury condo priced at $1 Million or more.
Sales price to square foot price based on median closed sales for luxury condo in this price range over the last 90 days are sitting at approx $591.00 per square foot. For some Luxury and Trophy condo buyers here in Fort Lauderdale, Miami and across South Florida the desire for a Private Pool is something that is no longer a wish it is simply a requirement!
The inclusion of a private pool be it for relaxing, entertaining, aesthetics or even health purposes is now a feature that sets Luxury and Trophy condos apart. In this blog we look to new construction condos which include private pools, condos currently for sale with private pools and then we look at what designers are proposing in this exciting new frontier in luxury of condo living - your own private pool. This stunning oceanfront condo went pending in just over 6 weeks and was sold with a backup contract in place. Including this unit there have been just 4 sales of luxury condos listed at over $2 Million in Point of Americas as recorded by the MLS. Dealing with luxury condos is very enjoyable and you get to see many wonderful homes and to meet some of the most amazing and interesting people along the way. The third is a wonderful and contemporary condo here in the oceanfront complex Las Olas Beach Club.
Currently there are just 10 luxury condo foreclosures here in Fort Lauderdale and across South Florida including Miami.
My most recent was a superb condo in a great location here in Fort Lauderdale with ocean viewsA  - set right next to Las Olas Blvd. Prices will range from $399,900 to $699,900 and construction is expected to start in April 2013 with completion within two years. This will be first luxury residential condominium to be built south of the New River in Fort Lauderdale in five years. The New River Yacht Club will be a 482,000 square foot apartment building with six levels of parking with 249 luxury riverfront rental condo units. The tower is expected to be completed by the spring of 2014 with residences available for occupancy shortly after.
Median Prices for Condos in Fort Lauderdale and across Broward continued to surge forward in 2013 with the median sales prices up 26.5 percent in January compared with a year ago, the Greater Fort Lauderdale Realtors reported late last week. Overall in Palm Beach the median condo price increased by 18 percent compared to a year ago.
Some of the largest price increases we are seeing here in Fort Lauderdale, Miami and Palm Beach (South Florida) are for the higher priced luxury condos and Trophy condos a€“ listing prices are up dramatically as are sales prices a€“ with many luxury condos setting records.

Based on median prices for similar units across South Florida these luxury condos are EXCEPTIONALLY well priced and well worth looking at!

2012 was a good year for sales of luxury condos in the Ritz Carlton here in Fort Lauderdale. In 2012 the median list priceA  was $1,947,500 and the median sales price was $1,725,000.A  Important to note is that the median list price at close to $2 Million dollars.
In 2012 there were just 15 luxury condos sold here in Fort Lauderdale for over $2 Million - 2 of them were at The Ritz. This is REALLY exciting for those with pets looking to purchase a condo and live here on Galt Ocean Mile. Playa Del Mar with its range of condo options and median pricing fits the Galt Ocean Mile pet friendly mix perfectly a€“ with its median price of $434,500 for a 2 bedroom 2 bathroom unit of 1542 square feet in size. Currently there are 221 luxury condos for sale here in Greater Fort Lauderdale that are for sale and are priced at $1 Million or more. The average list price was $3,927,450 a€“ the median list price was $3,099,500 - and 5 luxury units in this price range are pending sale. This months review highlights some important considerations for both buyers and sellers of luxury condos.
Overall median prices are up but for 2, 3 & 4 bedroom luxury units they are down from January as is the median square foot price.
Marina Lofts is an ambitious and exciting proposal for 3 new luxurious waterfront condominiums here in downtown Fort Lauderdale.
Totaling 1,000 rental condo apartments, 10,000 square feet of restaurants and 25,000 square feet of retail - Marina Lofts will be a mixed-use development. This will truly be the world’s finest penthouse with outstanding views and over 5000 square feet of terrace and entertaining area. This development is being headed by The Trump Group who have been responsible for several successful top-end luxury real estate developments including the Acqualina Resort and Luxuria Residences. In the last 7 days there have been two important new luxury condo listings here in Fort Lauderdale. Both these new 3 bedroom 3 bathroom listings represent the most expensive luxury condos ever offered for sale in each of these condominiums. This month there have 30 closed sales of luxury condo in the Price Range of $500,000 - $1 Million. The median price for a 4 bedroom 3 bathroom over the last 12 months has been less than the median sales price for a 3 bedroom 2 bathroom unit AND the 4 bedroom condo based on this data can offer an additional 437 square feet of space. Then maybe one of the luxury condo foreclosures at The Palms is worth adding to your short list. In Fort Lauderdale itself there are just 8 luxury condo foreclosures for sale priced from $500,000 and above - very low inventory indeed. Condo Unit 27A the 4 bedroom 4.5 bathroom unit is offered for sale at $1,699,900 and offers 4,504 square feet - $377 per square foot. This is VERY attractive square foot price for a luxury condo like this - where similar sales prices in the last 12 months have been over $670 per square foot. The average price for a luxury condo in the Tri Counties of Fort Lauderdale, Miami and West Palm is $2,857,724 and the median list price is $1,698,000.
