You know you want to invest in them, but where do you start?  There is a lot more that goes into the success of a rental property than just buying a house at a good price. After reading this article, don’t be scared away from buying rental properties.  All of the above certainly sounds horrifying, but with the right property manager, and good common sense, rental properties will usually continue to generate profit and collect value.
Don’t forget interest on the house payment (if there is one), insurance on the house, property taxes, and recurrent bills like termite.
Whether you can sew a handbag, make a picture frame, or just have an eye for vintage style, there’s a niche for you on Etsy, the eBay of handmade and vintage goods. Have you ever knitted a scarf, made jewelry, or sewn clothes for your kids? Can you build a bench, take intriguing photos, or make a picture frame from scrap wood? Tori started her Etsy shop when her second child was a baby, and says the flexibility it affords is a key requirement at this point in her life.
According to a 2013 survey (.pdf file) of 94,000 Etsy sellers, 81% said they opened their shops as a creative outlet, while 68% cited supplemental income as a motivating factor.
But make no mistake — selling handmade items on Etsy is a business, and a big one at that. Successful sellers learn to balance the creative side of the process with bookkeeping, buying supplies, customer service, and marketing. However, even if you’re not the next Martha Stewart, you can still build a successful shop if you have a large social network.
Signing up as a seller is free, but it costs 20 cents to list an item for four months or until it sells, whichever comes first. When you’re ready to list an item for sale, it’s a fairly straightforward process, and Etsy offers a step-by-step listing guide. When creating a title for your item, consider what keywords a buyer would search for when looking for your product or something like it. Remember to tag items with keywords, as well as alternative search terms used in other parts of the country or world. It’s important to realize that there’s more work to selling a craft piece than simply creating it, as time-consuming as that essential process may be. The average Etsy seller, if there is such a person, earns about $3,400 a year from the site. This means earnings can vary drastically — from nothing at all to a respectable full-time salary. A long-running Etsy discussion thread provides a look at the variety of income levels sellers achieve.
Jessi VanGundy echoes that sentiment, though she hopes to earn enough to be a full-time potter before long. Now, we are so accustomed to shopping online that pushy sales people seem more invasive than they ever have in the past. The problem with your sales people being too pushy is that you have competition like never before. Not only do you have thousands of independent retailers to compete with, you have individuals selling on eBay, Craigslist, and a host of others, and you have giants like Amazon, Wal-Mart, and every other major retailer online. Customers can now walk out the door without conscience and have it delivered to their doors in two days using Amazon Prime.
The worst case of hard selling I’ve ever experienced was about 1 year ago when my wife and I were shopping for a bedroom set. In addition to her separation anxiety, this sales person continued to only show us the highest priced sets she could find.

After a lot of wasted time, uncomfortable closeness, and an inability to discuss the options, we wanted to leave. I asked her to grab the price off of an obscure nightstand clear on the other side of the store.
I had a similar experience at a mattress store, where the salesperson insisted on hovering over me while I was testing out the mattresses. I basically had to leave, because he wouldn’t leave me alone, and I went to another store where they let me test out mattresses all day without a problem.
There’s a fine line between being helpful and annoying, and a good salesperson needs to know how to walk it.
This path is a real money saver… it only uses a small amount of large stone for the focal point of the path, then fills with inexpensive gravel.
This path has a more modern vibe, and is created with gravel and modern tiles with small ornamental grasses planted throughout.

Excellent decision!  There are so many benefits to owning rentals, including cash in your pocket each month, tax benefits, equity building, and most importantly the passive income they can generate. This term refers to how much it costs to purchase a property versus how much rent it can bring in. Assuming your price-to-rent ratio is intact, the next fastest way to lose money on a rental property is with bad tenants. Tenant damage can definitely cost you money, but slacking on the general maintenance of a property can cost way more.
Etc… Theses actually are the taxes on the property all though they are not called taxes. The site hosts hundreds of thousands of shops, and Etsy claims those sellers collectively made $850 million in sales in 2013. And to be truthful, you may have a hard time standing out if you’re selling the same thing as everyone else.
If you have a tasteful eye for trends and enjoy spending weekends at flea markets, yard sales, and thrift shops, you could consider buying underpriced retro items and reselling them on Etsy or elsewhere.
Your banner is the virtual front door of your shop, so you want it to look inviting and provide a visual cue to what’s inside. Etsy shoppers are on the site because they want to buy something unique from an individual person — not a generic plastic gizmo from Amazon or Wal-Mart. Etsy’s blog offers plenty of guidance about how to set shop policies and craft a compelling profile page.
You’ll choose the product’s category and type, add images, and create a title and description. Many successful crafters establish their own visual style that permeates everything from their listing photography to their logo, banners, and the products themselves. Once it sells, you’ll need to package and ship it, not to mention track your income for tax purposes. When trying to set a price for an item, consider the cost of all the materials you need to make it.
Some sellers set up booths at craft shows, farmers markets, concerts, and holiday fairs to sell their goods and bring their brand to a new audience. But approximately one in five Etsy shops is a full-time business, while 58% of sellers hold down other jobs and operate their Etsy shop as a side gig.
Rude and Pushy salespeople ranked towards the top of a 10 point scale of Worst Customer Gripes. Pair that up with a tough economy, and sales people hungry for sales, and you end up with a perfect storm of hard-selling, and customers that are highly sensitive to it. Basically, the customer stands up straight, and begins to look around as though they are completely lost.

We went to a Kane’s furniture store to browse and met a woman who will forever redefine the way I remember hard selling. Finally, my wife and I didn’t feel like we could talk at all, so I had to break my normally non-confrontational demeanor and ask her to go away (I asked nicely!). She made sure to bring us to the Tempur-Pedic section and forced us to sit on them despite the fact that my wife stated that she hated the way they felt. Lay each paver on the lawn in its place, then cut around the stone into the sod with a sharp knife. No need for permission to pin or to feature 1 or 2 pictures with full watermarks intact that link back to the original project. The paint is water based, so I just had to have a little pot of water and some paper towel nearby. If the price-to-rent ratio on your property doesn’t add up, you will consistently lose money every month. Worse than ending up with bad tenants one time, is ending up with bad tenants consistently. Roofs, HVAC systems, wiring, siding, appliances, flooring, basically anything not kept up, can become costly.
Maybe a major industry goes out of business or a natural disaster hits, who knows?  Or maybe it’s just consistent population decline. What about that fun embroidered hat you made that everyone raves about, or the stylish-but-practical coin purse you gave your friend? If you’re handy enough to restore a vintage piece to its former glory, all the better. They’ll be happy to learn they know an actual artisan and may enjoy buying your work as gifts. You can start with something simple, but if you have a graphic designer friend, now may be the time to call in a small favor. Include other expenses, too, like shipping supplies, equipment, even the electricity to run the space heater in your garage workshop. The idea behind the soft sell is to remain in the background and wait for buying or question signals.
She stepped no more than 20 feet away, and as soon as another question left my mouth she was back trying to answer it. The salesperson challenged us on that, brought us over, and was surprised to find out that after sitting on them, we still hated the feel of  Tempur-Pedic. If you are not in need of an actual walkway through your garden, consider a path to lead to a focal point, around garden beds to make the yard look larger, or simply to nowhere in particular to add some structure and design elements. Anyone who has ever owned a house, whether for themselves or as an investment property, knows how quickly these costs can add up.
That patronage may not be sustainable, but it can give your shop a valuable kickstart and some helpful positive feedback. Bad tenants may stop paying rent for some reason, and the eviction process can be timely and costly for the owner.
